Description de l'emploi

Role overview

The Lead Auditor is an experienced auditing professional who works under broad direction and tackles complex issues that need analysis and judgment. This role focuses on supporting and guiding audit work related to real estate transactions, including search activities, inspections, office-based reviews, field visits, and full real estate audit procedures. The goal is to reach sound audit conclusions while following the authority’s systems, manuals, policies, procedures, quality standards, and professional ethics.

Key responsibilities

  • Stay current on real estate tax regulations, accounting principles, and audit standards, methods, and procedures so audit work reflects the latest rules and reporting requirements.
  • Create and revise valuation templates and audit tools in line with internal procedures and policies to improve the efficiency and timeliness of real estate transaction audits.
  • Maintain and refresh audit manuals, eligibility rules, legal criteria, and supporting documentation for real estate disposition reviews, and build them into computer-assisted audit tools.
  • Organize, categorize, and prioritize audit schedules for SME real estate transactions by industry type, then route them to the appropriate audit teams for review.
  • Verify the legality and completeness of submitted real estate documents, confirm declarations and records, and make sure all required paperwork is in place before tax liability is assessed.
  • Collect the information needed for office audit work and coordinate with account managers, banks, audit offices, government entities, legal teams, and other stakeholders to obtain clarifications and validate applicant legitimacy.
  • Examine real estate transactions in detail, check report accuracy and declaration entries, trace transactions through source records such as invoices, receipts, contracts, and accounting documents, and consult the regional audit team when mismatches are found.
  • Benchmark transactions against comparable standards and sales, identify high-risk matters and non-compliance, and escalate issues to internal stakeholders to help prevent risks such as tax evasion.
  • Carry out field audit visits, meet with representatives, review accounting records and exceptions, and explain obligations, penalties, rights, and requirements.
  • Compile and assess legal and financial observations against eligibility criteria and pre-approved tax requirements to support audit responsibility decisions for real estate transfer tax.
  • Prepare audit reports in line with applicable policies and procedures, including recommendations and conclusions.
  • Review draft audit reports, confirm adherence to policy, approve tax amounts, and provide feedback to auditors to strengthen future work.
  • Submit approved audit reports to the relevant chairs for review and sign-off, then incorporate feedback and finalize the results.
  • Handle objections and appeals, coordinate with Legal Affairs or the AMANA Secretariat for dispute resolution, and support certification-related matters by clarifying final audit findings.
  • Keep systems and databases updated and ensure audit outcomes are properly stored to support information sharing with internal stakeholders and other government bodies.
  • Prepare reports and statistics on real estate transfer tax audits, including types, segments, and volumes, to identify trends and support revenue assessment and forecasting decisions.
  • Work with the Legal Support Department to align with the Authority’s technical position and the laws, policies, and regulations governing taxes.
  • Coordinate with internal departments to provide support and information related to direct tax assessments for small and medium taxpayers.

Education and experience

A bachelor’s degree in Accounting or an equivalent qualification is required. Candidates should bring at least 4 years of relevant experience.
