Role overview
The Vendor Manager plays a key role in building strong partnerships with third-party maintenance vendors across a portfolio of single-family homes. This position is responsible for creating and managing a vendor network that supports Repairs and Maintenance, Turn, and Renovation work while improving performance against KPIs and SLAs. The role calls for a strategic, analytical professional with deep experience in vendor relationship management.
Key responsibilities
- Develop and maintain productive relationships with third-party maintenance vendors.
- Create and manage a vendor base that can support Repairs and Maintenance, Turn, and Renovation requirements.
- Improve vendor results against defined KPIs and ensure SLA compliance.
- Promote and increase use of the vendor portal.
- Use reporting and analytics to guide operational decisions and improve performance.
- Visit markets to assess vendor quality, build relationships, and evaluate potential new partners.
- Share vendor performance feedback on a monthly and quarterly cadence.
- Identify sourcing gaps, prioritize needs, and recruit additional vendors where required.
- Negotiate pricing structures that support cost efficiency.
- Represent vendor concerns and feedback to internal teams to support clear communication.
- Assist the internal operations team and adapt to changing operational demands.
- Track, document, and resolve escalations.
- Work collaboratively across functions in a team-based environment.
Qualifications
- At least 5 years of experience building, leading, and expanding vendor relationships.
- Background in residential Repairs and Maintenance field operations.
- Strong analytical ability to assess performance and evaluate fair, effective pricing.
- Excellent planning, organizational, and delivery skills, including comfort in high-pressure situations.
- High attention to detail.
- Ability to communicate clearly with internal stakeholders and external customers.
- Strong interpersonal skills and the ability to work with regional employees, field teams, office staff, executive leaders, and external customers.
- Ability to thrive in a fast-moving startup environment.
- Comfort using technology and digital tools.
- Experience using reporting to make data-informed decisions.
- Proficiency with Google Workspace, including Docs, Sheets, and Slides.
Travel
This role requires travel up to 3 days per week, twice each month.
Location
Phoenix, Arizona.
Compensation
The expected annual base salary for this position is between $80,000 and $90,000. Final pay may vary depending on experience, skills, interview performance, and location. Base salary is only one part of the total compensation package.
