The position supports multiple businesses within Aditya Birla Finance Limited, including Construction Finance, High Value Mortgage, Retail Mortgage, Home Loans including Affordable Housing, Corporate Finance Group, and any other division that deals with real-estate-linked financing.

Property and transaction exposure
The role calls for working knowledge of multiple property types, including residential, commercial, industrial, warehouse, and special-use assets such as schools, hospitals, and hotels. Exposure to commercial real estate projects covering residential, commercial, retail, and mixed-use developments is also important.
It also requires familiarity with transaction types such as home loans for builder purchases, loan against property, lease rental discounting, and construction finance.
Key challenges
This position involves close coordination across functions to keep proposal approvals moving on time, staying current with market and economic changes, building detailed micro-market knowledge, monitoring valuation turnaround times, maintaining internal and external customer satisfaction, managing external vendors smoothly, and leading team efforts where required.
Key responsibilities
- Prepare and update city-specific process notes, including local deviations and suitable mitigants.
- Contribute to technical policy updates, vendor management policy changes, and audit policy revisions.
- Handle vendor empanelment for assigned zones and carry out periodic vendor reviews.
- Track turnaround times and resolve valuation-related queries from the zones.
- Conduct periodic audits of vendors and perform monthly sample audits of valuations and lease rentals.
- Visit construction finance projects and assess project approvals, compliance, and site progress.
- Evaluate projects in terms of lifecycle, cost structure, and techno-economic feasibility.
- Prepare primary feasibility inputs for construction finance and debt syndication proposals.
- Review construction finance project valuations and check compliance with permissions and development control regulations.
- Build project lifecycle plans and milestone schedules, and monitor progress along with end-use of funds.
- Prepare quarterly progress updates for construction finance projects.
- Check and validate valuation reports submitted by valuation agencies for mortgages, home loans, corporate mortgage group, and commercial mortgage group cases.
- Maintain city-specific process notes to address local deviations and suggest workable solutions.
- Ensure technical compliance for the region in line with internal process requirements.
- Track and incorporate amendments to development control regulations affecting the real estate sector.
- Obtain project reports from valuation agencies for approved project facility cases.
- Maintain and circulate MIS for APF projects and keep management updated on progress.
- Revalue portfolio cases as per the approved revaluation policy and support monthly sampling and audit of valuation reports.
- Prepare and manage MIS for zones, APF cases, vendors, advance disbursement facility cases, delay in disbursement for under-construction cases, and construction finance project progress.
Requirements
- Must be a Civil Engineer.
- Should have 8 to 10 years of professional experience.
- Experience should include a balanced mix of construction and valuation work.
- Prior valuation experience with banks or NBFCs is preferred.
- Strong analytical ability, sound judgment, attention to detail, initiative, target orientation, and market intelligence are essential.
- Ability to build and use a strong industry network is important.
